  • This paper therefore explores the risks associated with IBS uptake, the payment issues surrounding its projects in Malaysia, the way forward and to propose other payment method that suits Malaysia.   • Over the decade, the level of risk management has always been lingering in every construction industry sectors. Therefore, this research deeply investigated the level of risk management among Kuantan Malaysian construction industries to better promote effectiveness on risk management implementation within the industry.   • Some studies have determined the impact of financial factors on the failure of firms; such as bad financial management and lack of capital which are the main determinants of failure. The construction industry is generally also facing these problems to some extent. Where the Malaysian scene is concerned, the failure rate of construction companies is quite high. This study examines the debt and equity structure for the construction companies listed in the Bursa Malaysia market during a seven-year period from 2001 to 2007.

  • This study identified 10 most important causes of delay from a list of 28 different causes and 6 different effects of delay. Ten most important causes were: (1) contractor’s improper planning, (2) contractor’s poor site management, (3) inadequate contractor experience, (4) inadequate client’s finance and payments for completed work, (5) problems with subcontractors, (6) shortage in material, (7) labor supply, (8) equipment availability and failure, (9) lack of communication between parties, and (10) mistakes during the construction stage.
