The main method of this article is to evaluate the overall overview of smart urban planning and management, practicesand guidance for smart urban development in Vietnam, study the management of smart urban planning through the GIS systems of some countries in the world and draw lessons for Vietnam.

Urban renewal projects are becoming more and more active, especially in public-owned gold land plots in Vietnam’s cities center. The re-development of these land resources known as the residentialization: transformation of different land-use functions into new residential areas (also new neighborhoods) - the KDTM (Khu Do Thi Moi abbreviated in Vietnamese) - is increasing the urban density in these areas.

The study results show inter-relationships and transformations of the three indicators in the research context, where urban land temperature and Urban Heat Island (UHI) are raised by built-up areas and in contrast, reduced by vegetated areas. As a result, urban green space would be a driver to mitigate the harmful impact of the "heat island" effect in urban areas. Aim to strengthen concentrated green areas and vegetation in land areas that are less favorable for construction.
